SugarTree Centro by Lily Nelson Centro LP/Babbage Consultants/Crockers Property Management

This project locates at the corner of Nelson St and Union St of Auckland city, comprised of 259 units of apartments and the gross construction area is 17 thousand square metres. It is the second phase of Sugar Tree Complex. Same development team (Lily Nelson) and consulting team (Babbage Consultants – Architects & Engineers) continue working together after successfully deliver the Stage 1, which enable the team to improve in many key aspects, in particular on cost control and procurement. Later on, Crockers Property Management joined in to help the development team from marketing stage to settlement stage, which is critical for the project in terms of enabling right marketing strategy and completing the project on time. The successful outcome of this fine complex was due to the high standard of communication and collective cooperation of all parties involved.

Crockers为该小区起草物业运营预算草案(Preliminary Budget),将它包含在营销材料中。这为潜在买家提供和更了解物业费(L evies)所涵盖的费用。在唐朝二期的项目初期,Crockers着重于预算的分配上,确保运营能良好的持续,并确保物业拥有足够的资金来维护唐朝二期SugarTree Centro的优质居住环境。在三栋楼的相连的公共区域管理上,Crockers协助业主们设立了一个代表各小区的业主委员员会来监督唐朝公寓综合体公共区域Sugartree Lane Way,以确保该综合体的美好愿景得以实现。

物业管理条例(Body Corporate Operational Rules)是顺利运营业主法人团与小区管理的关键。Crockers在与设计,开发团队的合作中,通过丰富的经验和专业的态度按照该小区的特殊性协助编制物业管理条例,为确保业主与居民在能在小区和谐的相处及保证楼宇的价值。在新业主入住以后,Crockers 不厌其烦的协助业主及业主委员会,让他们除了更了解自己的职责也了解自己对该业主法人团的责任,从而提高了管理和运营的效率。
